Rats and mice don’t need a door. A rat needs a half-inch gap, and that’s where the fix starts.

Roof rats are Florida’s most common rat, and they travel the way Clermont is built: up palms and citrus, along fences and power lines, onto the roof. Mice come in low, through a quarter-inch gap under a door or around a pipe.

Webenex finds where yours get in, shows you the whole route, and sets tamper-resistant stations we check every month. The inspection is a flat $125, priced before anyone shows up. Businesses and HOAs, call or text (407) 360-7325 for a free site inspection. During business hours, we get back to you within 15 minutes.

What you’re noticing

Where you found it tells you who’s there.

Three rodents cause most of the trouble in Florida buildings: roof rats, house mice and, less often, Norway rats. They leave different evidence in different places. Roof rats live up high. Mice live close to food.

Overhead

Attic, soffits, ceiling

Usually roof rats. They climb, and they nest high.

Scratching overhead at night

Light, quick scurrying above the ceiling after dark is the classic first sign. Roof rats nest in attics and do most of their moving at night.

#1Florida’s most abundant rodent pest is the roof rat. UF/IFAS

Chewed wires or rafters

Rodents gnaw constantly, and attic wiring and joists are in the way. Look for bare copper, gnawed wood and insulation pulled into runs near the eaves.

Rats and mice can start fires by gnawing electrical wires. UF/IFAS

Dark smudges along beams

Greasy rub marks along rafters and the tops of walls mark a route they use every night. Roof rats also leave swing marks where they loop under beams.

Rub and swing marks are a roof rat sign. UF/IFAS Extension

Down low

Garage, pantry, stockroom, loading dock

Often mice. They live close to food, in kitchen cabinets and dry storage.

Droppings

Size tells you who it is. Fresh droppings are dark and shiny. Before you clean up, take a photo next to a coin for scale.

Gnawed packages, or one mouse in the kitchen

One mouse is rarely alone. Mice stay close to home, so the nest is usually near where you saw it: behind an appliance, under a cabinet, in a wall.

A smell that won’t go away

A stale, sour odor in one spot is often a rodent that died in a wall or attic, especially after store-bought poison went out.

Roof rats travel above the ground on fence rails, cable and power lines, vines and branches. Where they run is where they get onto the roof.

A skirt of dead palm fronds

Dead fronds left hanging under a palm make a sheltered nest site, often right next to the roof. UF/IFAS recommends pruning them on palms near buildings.

A palm skirt “creates an excellent habitat for rodents.” UF/IFAS

Not sure what you’re hearing? The inspection tells you what it is, how serious it is and exactly how it’s getting in.

How they get in

Rats don’t break in. They follow a route, and the route ends at a gap.

A roof rat’s night runs from the palm to your attic. More poison doesn’t shut that route. Closing the gaps and guarding what’s left does.

#1rodent pest in Florida: the roof rat

Roof rats are Florida’s most abundant rodent pest. They live up high, not in burrows: in attics, and in the skirt of dead fronds under a palm. Backyard citrus feeds them, and a hollowed-out orange still on the tree is often the first sign.

  1. Step 1 · Dusk. #1 rodent pest in Florida: the roof rat. Roof rats are Florida’s most abundant rodent pest. They live up high, not in burrows: in attics, and in the skirt of dead fronds under a palm. Backyard citrus feeds them, and a hollowed-out orange still on the tree is often the first sign.
  2. Step 2 · Travel. 3 ft straight up in one jump, and 4+ ft across. They avoid open lawn. They run the top rail of the fence, the cable and power lines, and any limb that touches the roof. Every one of those is a bridge to your roofline.
  3. Step 3 · The roof. 150 yd how far a roof rat may forage from its nest. On the roof, a rat works the edges: soffit corners, roof and gable vents, gaps around pipes and where lines enter the wall. Many of these are hard to see from the ground.
  4. Step 4 · The way in. ½ in is all a rat needs. A mouse needs ¼ inch. If a pencil fits, a mouse can follow. This house has six ways in, and closing one leaves the other five. Spray foam alone doesn’t stop them: CDC uses it only to hold steel wool in place.
  5. Step 5 · Inside. 6–8 pups a litter, up to 6 litters a year. Inside, they nest in the insulation, gnaw wires and rafters, and leave droppings along their runs. The scratching overhead at night is them. Gnawed wiring can start fires, UF/IFAS notes.
  6. Our plan · Visit 1. $125 one visit, the whole structure. We find the activity, judge how serious it is and track down every way in, attic and crawl space included. You get a plan sized to what we find, from stations to sealing entry points.
  7. Our plan · The route. ¼ in largest opening in mesh that holds. Gaps get closed with steel wool, hardware cloth or sheet metal, not foam alone. Limbs and palm skirts get cut back, fallen fruit picked up. The power line stays, so that part of the route gets guarded instead.
  8. Our plan · Weeks 1–2. 2 wks when sealed-in rodents test every patch. Sealing a rat in isn’t the goal. The ones already inside come out, with traps or bait set where they travel, and in those first two weeks they test every patch.
  9. Our plan · The perimeter. 50 ft about this far between Evo-X stations. Tamper-resistant Evo-X stations go on the routes that can’t be removed: the fence line, the foundation, under the power line. The bait stays locked inside, and we choose it with your kids and pets in mind.
  10. Our plan · Every month. Monthly station checks by Webenex. We check your stations every month, so new activity gets seen and handled. Your part is the easy half: pick up fallen fruit, feed pets indoors, and keep limbs off the roof.

The homeowner’s part

Walk your property the way a rat would.

Most of the gaps that matter can be found with a flashlight on a slow walk around the building. If a pencil fits, a mouse can (CDC). In a condo or townhome, walk your unit and send anything outside to your HOA. Running a business? Why Clermont

Clermont traded orange groves for rooftops. Roof rats like both.

Roof rats are a Florida problem, but Clermont gives them more of what they use: backyard citrus, palms beside the house, fence lines, and new neighborhoods going in every year.

Citrus country

1956Citrus Tower opens

Built to look out over the groves

The Citrus Tower went up so visitors could see Lake County’s groves. Freezes and disease took most of them, and subdivisions took their place (Florida Memory). Roof rats still nest and feed in the backyard citrus that’s left (UF/IFAS).

Growth

+22.8%Clermont, 2020 to 2025

More roofs beside more trees

Clermont grew from 42,992 to 52,812 people in five years, and Lake County added 5,342 building permits in 2025 alone. Every new street brings what roof rats use: palms, fences, power lines and attics.

Storms

Jun–Novhurricane season

After a storm, they move

Florida health officials note that after a storm, “surviving rodents often relocate” looking for food, water and shelter (Florida DOH). A storm-damaged soffit or vent is an open door.

Businesses, property managers and HOAs

Inspectors look for droppings. Your plan should find them first.

A single rodent, a chewed case of stock or droppings behind the line can undo years of reputation. Rodents are one of the eight pest groups covered by every Webenex commercial plan: we inspect, seal entry points down to half an inch, set stations, and leave records you can hand to an inspector.

  • Restaurants and food service

Rodent questions from Clermont homes and businesses

Didn’t see your question?

Text it to us. A real person from our Clermont office answers, and we get back to you within 15 minutes during business hours.

How much does rodent control cost in Clermont?

For homes, a rodent inspection is $125, flat. Evo-X rodent stations are $65 each, paid at checkout, and you can book either one online. Want pests and termites covered too? The Works bundles rodent stations with quarterly pest control and Sentricon from $1,064.90. Businesses get a free site inspection and a quote.

Do I need the inspection, or can I just buy stations?

If you’re not sure what you have or how it’s getting in, start with the inspection. It tells you what it is, how serious it is and where the gaps are, so the control you pick works. If you already know you have rats or mice around your property, you can book stations directly. As a rough guide, you need one for every 50 feet around your property. Bigger property? Call or text (407) 360-7325 and we’ll set up as many as it needs.

Are the stations safe around my kids and pets?

Evo-X stations are tamper-resistant, and the bait stays locked inside where children and pets can’t reach it. That’s also what the EPA requires wherever kids, pets or wildlife could get to bait (EPA). We choose between anticoagulant and non-anticoagulant baits based on your property, the rodents present, and the kids, pets and wildlife around it. See the products we use.

Traps or bait: which do you use?

Both, depending on where. Our stations hold bait or traps. Inside the house, trapping avoids the problem UF/IFAS warns about with poison: a rodent that dies in a wall can smell for two to four weeks (UF/IFAS). Outside, tamper-resistant bait stations hold the perimeter.

Do you seal the entry points?

Finding them is part of the inspection, attic and crawl space included. If sealing is part of the fix for your property, it’s in the plan you get from the inspection. Gaps should be closed with steel wool, hardware cloth or sheet metal, not foam alone. Some, like limbs on the roof and palm skirts, you can fix yourself.

How long until the noise stops?

It depends on how many there are and how they’re getting in, so we won’t promise a date. Mice usually go to a trap the first night; rats can take about a week to trust a new one. And for the first two weeks after gaps are sealed, rodents look for a way past every patch (UF/IFAS). That’s why the plan includes follow-up, not one visit.

Is rodent control part of my pest control plan?

Not a standard home pest control plan. Rodents need their own method, so they’re a separate service. The Works bundles rodent stations with quarterly pest control and Sentricon. Every commercial plan covers rodents.

What happens if I still hear them between station checks?

Call or text (407) 360-7325. Your stations are checked every month, so activity gets seen, but you don’t have to wait for the next check to tell us.

Do I need to be home, and what should I do before the visit?

We confirm the time with you by call or text. The inspection covers the attic and crawl space, so make sure we can reach the attic hatch and the garage. Found droppings? A photo next to a coin for scale helps us, before you clean them up. Renting it out? Put your tenant’s name and number in the notes and we’ll confirm the time with them.

Is it rats, mice or squirrels in my attic?

Roof rats are the most common in Florida attics, but the inspection checks for house mice, rats and squirrels, flying squirrels included. Droppings, gnaw marks and the noise pattern tell them apart. Rats and mice move mostly at night.

What smell do rats hate? Can I just use a repellent?

No smell or sound closes the gap they came in through, and while the gap is open, more can follow. Close the entry points, take away food and shelter, and deal with the ones inside. If you buy bait at the store, it must be a block or paste in a station; loose pellets aren’t sold to homeowners anymore (EPA).

Are rodents a health risk?

They can be. CDC lists diseases rodents can spread, through droppings, urine and bites, and says rodents living in and around the home are the main way that happens (CDC). Clean up droppings the safe way: air the area out, wear gloves, and soak, don’t sweep (CDC).

Do you work with businesses, property managers and HOAs?

Yes. Rodents are one of the eight pest groups covered by every Webenex commercial plan. We schedule around your hours, seal entry points down to half an inch, set stations, and leave service records you can hand to an inspector. The site inspection is free: call or text (407) 360-7325 or see commercial pest control.

What happens at the free site inspection for businesses?

A certified technician walks your facility inside and out, finds active rodents and what’s drawing them in, and builds a plan around your building, your hours and your inspection requirements. You get a clear quote before any work starts. Call or text (407) 360-7325 to set it up.

Do you provide service records for health inspectors?

Yes. Every visit ends with a written report you can hand straight to a health inspector, an auditor or your compliance team.

Can you schedule around our business hours?

Yes. We work around your hours, including after close for restaurants, and keep visits quiet and discreet.

We have more than one location. Can you cover all of them?

If they’re in Central Florida, yes. We’re based in Clermont and serve businesses across Lake, Orange, Seminole, Osceola, Polk, Sumter, Pasco, Hernando, Hillsborough, Pinellas and Manatee counties, in buildings from 200 to 72,000 sq ft. Each plan is built around the building, its hours and its inspection requirements.

Is there a contract?

Not a long-term one. Rodent inspections and stations are one-time purchases at the listed price. Commercial service is a service agreement you can cancel at any time, for any reason.

Which areas do you serve, and do you offer a military discount?

We’re based on Highway 50 in Clermont and serve Lake County and 10 more Central Florida counties, including Clermont, Minneola, Groveland, Montverde, Mascotte and Winter Garden. Check your town or ZIP. And yes: mention your military service when we schedule.

How fast can someone come out?

Call or text (407) 360-7325, or send us a message, and we get back to you within 15 minutes during business hours (Mon–Fri 8 AM–5 PM, Sat 9 AM–12 PM). Book online and we reach out to schedule, often the same day.
